Unity hangs on the "Asset Pipeline Refresh" when entering the Play Mode or Player and the "Spawn Controller" script is enabled

How to reproduce:
1. Open the project “IN_29490”
2. Enter the Play Mode

Expected result: Unity doesn’t hang
Actual result: Unity hangs in Play Mode

Reproducible with: 2021.3.17f1, 2023.1.0b2
Couldn’t test with: 2020.3.44f1, 2021.3.18f1, 2022.2.5f1 (due to compiler errors)

Reproducible on: Windows 10 Pro

Notes:

• If the “Spawn Controller“ script in “SpawnController” GameObject is disabled the issue is not reproducible
• Also reproducible in Player
